Work on the Nichols Building, Shalesmoor, is set to start this summer, with the development opening in May 2022, developer Ashgate says.
It plans to create private flats and 10,000 sq ft of commercial space and retain original features including mosaic tiling, stone and brickwork.

Originally used as a grocer’s warehouse, it was a vintage emporium before it closed in September 2018. It has been empty since.
Matthew Jacques, director of Ashgate, said: “The Nichols Building has a rich history and is an iconic location in Kelham Island, so we were determined to give it a new lease of life. Our scheme will not only bring the building back into productive use, but will provide sustainable, eco-friendly living for residents of Sheffield ”
Structural and renovation works will take place first, he added. Then local design company 93ft will install a ‘minimalist’ interior.

Ashgate is borrowing £3.25m from Lloyds Bank.
Peter Egan, of Lloyds, said: “Forward thinking schemes like this not only help to preserve and regenerate much-loved community assets, but deliver new homes that are truly fit for the future.”
The announcement comes as Leeds developer Citu announces plans for 113 homes in Kelham Island.
